Project Origin. Viva Pinata is a close second, but its popularity has snowballed quite a bit since people started pimping it so I think it'll do alright in the long run.
Fable 1 was overrated and seeing as how it wasn't as good as it was claimed to be..I would expect Fable 2 to be underrated..that is,if it's actually good.
Nah,I don't think Project Origin or Fallout 2 are gonna be sleepers,there are a ton of people waiting for those games. And to someone who said NInja Gaiden 2,its last I heard very high on the list of NPD's for games sold which surprised many people,it definitely wasn't a sleeper.
