Dragon Age II is an answer that has been stated multiple times in this thread, and I will have to say it's my answer too. They made the combat better, they streamlined the skill system to reduce stuff that no one used, and they made one of the better supporting casts in a Bioware game...and then they totally wasted it on a horrendous trainwreck of a story with an ending bad enough to rival Halo 2's "I'm going to finish the fight!". That's not even counting all the other little flaws, like the fact that it's a 30+ hour RPG with roughly 5 different environments, the odd tonal shift from Origins, and those super annoying boss battles. I still think it's a perfectly decent game, but when compared to Origins? Yeah...
L.A. Noire for me. I wanted to like it and I give them credit for the things that they did but that game was way too long and way too repetitive. There was a point about halfway through the game where if they ended it at that they would have been so much better both storywise and gameplaywise
Dead Island. It's still a good game, but it isn't worth $60 in my eyes now that I've played it. Going to wait for a price drop or two. I think people hyping it as "Borderlands with zombies" set the bar too high for me... Yeah, it rips a ton of Borderlands' gameplay features wholesale, but it never seemed as fun to me, plus the bugginess/lack of proper animation in some parts really got to me.
Also, I second that the sales numbers for Shadows of the Damned were extremely disappointing as well.

A lot of what is in LA Noire is pretty spectacular, it's just poorly paced and laid out. What's even more interesting is that, for the most part, each case stands up pretty well on its own. I'd have to assume it's the haphazard way that game was made that led to it's odd organisation.
My biggest disappointment of the year - Dead Space 2. It just doesn't bring anything new to the table, atmosphere wise or location wise and it falters in comparison to the original as a result. The first thing I ask of a sequel is "Does this game have more to say?". Dead Space 2 doesn't.
Marvel vs Capcom 3....I tried to like it so much...then they announce the ultimate edition.
Like wow.
Portal 2's end credits song. Throughout the game I was sure Valve was smart enough that they wouldn't try to recapture the magic of Still Alive, as it would be impossible. But they did try, and I thought it sucked.
I had also been anticipating Brink for a long time, and we all know how that went.
LA Noire. Every other game this year either exceeded or met my expectations. LA Noire started out great, but wore out it's welcome halfway through. I didn't even finish it. No point, really.

As someone who never played Crysis, I found Crysis 2 too much of a slog to finish.
But probably Dragon Age II, still thought it was a decent game though. But after putting my faith that all the ill-will the game had pre-release was unjustified, too see that I was wrong, albeit for different reasons, was a big bummer. As for L.A. Noire, I still love that game even with its faults, and is still probably my favorite game so far this year. But then again, it could just be because three-piece suits are dope.
dead island. on paper it was a dream come true but technical bugs and horrid sidequests and escort missions ruined it

I actually torrented the game because I was pretty disturbed with everything I heard. It took me days to download and after 15 mins of playing I delete that pile of garbage. So I'd have to say DA2 also. I haven't really been looking forward to many games so far, since nothing I really want has come out so far.
I think the shit Capcom pulled with Ultimate MvC3 is up there for an objective answer. But, not being a Marvel vs Capcom player myself, I have to lean toward L.A. Noire, which leaves an incredible first impression and then quickly loses any luster.
Diablo III.
I know it's not coming out until next year, however it seems as though Blizzard has given all the care in the world to WOW and Starcraft II.
Diablo III just seems like an after thought as if their making this game for the sole purpose of being a money farmer.
I think the idea of switching out skills on the fly is awesome but auto attribute points?
Everything I've seen of the Beta so far doesn't impress and while I'm sure that i'll probably end up eating my words next year when it comes out, it seems as though they've taken this entire time to set up that relationship with their third party brothers for loot farming instead of game making.
Don't get me wrong though, I understand them doing this and the reasons why.
It's like I said, it just seems as if Diablo III is being pushed out for money farming not making another stellar Diablo game.
Oh. I almost forgot. You have to be connected online at all times? I'm sure they have their reasons for this however I don't understand why they would implement this considering that they know America is behind in the internet race. While I do have stable internet at times it isn't always so.
I'm in the mood for some looting. Hop on Diablo III and POOF! Some server somewhere goes bonkers and I can't play because for some goofy reason Single Player Campaign has to be online. I know it's more fun to play Diablo with people but I played a majority of 2 by myself and had just as much fun. Bad form Blizzard. I think all that WOW money has gone to your head.
Now, as for this year in particular. Homefront.
Frontlines: Fuel of War had an awesome mulitplayer and was unique at the time with no AAA backing like C.O.D..
After what they did with that game and what became of Homefront, I was severly disappointed.
